Cole Valley / Parnassus Heights single-family home sales: October 2011

Seven single-family homes traded hands in the Cole Valley / Parnassus Heights neighborhood of San Francisco during the month of October.  These sales included two homes on coveted Belgrave Avenue as well as a very unique residence at 1415 Shrader Street.  This home was designed by Ira Kurlander and was built on a 10′ wide lot.  See this link for more photos and details about 1415 Shrader Street.

The average price for the October sales was $1,587,571.  With interest rates dropping to all-time historical lows and limited inventory outpacing buyer demand to live in this popular neighborhood – these home sold very quickly spending an average of only 28 days on the market.

Home sales in Cole Valley during August 2011

During the month of August, four properties sold in the Cole Valley neighborhood.  These sales included two single-family homes and two condominiums.  Details for these transactions are below:

1012 Shrader Street

Sold on August 17, 2011 for $1,592,500, this 3BR/3.5BA residence is located on Shrader Street at Carl Street.  This unique, steeped roof single-family home was on the market for only 6 days before attracting an initial buyer that did not close on the property.  It was re-listed on July 8th and three days later went under contract to another buyer.  The sale was completed 29 days later and sold for $2,500 over its list price of $1,590,000.  Property features include a long galley-style kitchen with stainless steel appliances, granite countertops, re-finished hardwood floors and wainscoting, a spacious library, a fireplace, a private deck, a laundry room, and one-car garage parking.


1555 Carl Street

Built in 1994, this 4BR/3.5BA single-family home is located on Carl at Carmel Street.  It was listed for sale on April 28th for $2,950,000.  This property spent 10 weeks on the market and during this time its offering price was reduced on two separate occasions before attracting a buyer.  The sale was completed on August 8, 2011, for $2,420,000, representing $645 per square foot.  This two-story residence features high-end appliances in the kitchen with serving island, vaulted ceilings in the living room, skylights, three fireplaces, a laundry room, a private deck with views of the Golden Gate Bridge, garage parking for 5 cars, and a spacious backyard garden

This home was purchased by an all cash buyer.


950 Stanyan Street

Located on Stanyan at Carl Street, this 3BR/2BA condominium sold on August 8, 2011 for $1,165,000, representing $740 per square foot.  This flat was on the market for only 7 days before going under contract.  The sale was completed 15 days later and sold for $16,000 over its list price of $1,149,000.  This condo is located in a two-unit Edwardian building.  Property features include an updated kitchen with stainless steel appliances, granite countertops and custom cabinets, exposed box beam ceilings, an in-unit washer & dryer, two fireplaces, a private deck, two car garage parking, and a shared backyard with a fire pit.


180 Parnassus Street

This 1BR/1BA condominium is located on Parnassus at Stanyan Street. It was listed for sale on May 13th for $529,000.  After spending five weeks on the market its offering price was reduced to $519,000.  Shortly thereafter it attracted a buyer and went under contract.  The sale was completed on August 16, 2011 for $503,000.  This flat is located in a three-unit building.  Property features include stainless steel appliances, stone countertops, tile flooring in the bathroom, an in-unit washer & dryer, and access to a shared, fenced-in backyard. This sale also included the option to lease a garage parking space in the building for $200 per month.  Homeowner’s association dues at the property are $188 per month.
