Noe Valley finished off the year with nine (9) single-family homes trading hands during December. With the very low inventory of homes for sale, prices remained elevated through the holiday season. The average sale price clocked in at an impressive $1,987,778. The homes that sold last month were on the market for an average of 42 days before going under contract.
A few notes: 543 30th Street was a foreclosure sale that needed renovation work. The home at 403 28th St offered expansion potential with its R-2 zoning designation. The sale at 676 San Jose Ave included a legal 2BR/1BA rental unit plus an unwarranted studio rental unit.
