Single family home prices in highly sought after Noe Valley continued their upward trajectory during June. Last month twelve (12) homes sold at an average price of $2,414,417. June was the 5th month in a row where the average price exceeded $2 million.
With the sellers market remaining in full swing quick sales were commonplace. The homes that traded hands last month were on the market for an average of only 16 days before going under contract.
A few notes: 374 Valley St was tenant occupied at sale. 119 Valley St was sold as a fixer upper. The homes at 212 Chattanooga St and 212-A Chattanooga were rehab flip properties. The prior sale of 212 Chattanooga St was $750K in September 2012 and 212-A Chattanooga also sold in September 2012 for $450K.
