As we roll through Spring, traditionally the busiest time of the year for home sales, tight market conditions prevail. This is especially apparent in centrally located neighborhoods like Noe Valley where the demand for housing easily exceeds supply. Last month prices continued to push higher. During the month of April eleven (11) condominiums traded hands in this neighborhood. The average sale price easily exceeded the $1 million threshold and came in at an impressive $1,309,545. Quick sales were commonplace. The condos that sold last month were on the market for an average of 28 days before going under contract.
A few notes: 144 27th St was a TIC to condo conversion. The sales at 1066 Guerrero St and 1070 Guerrero St are located in Nove SF, an enviro-friendly LEED certified building constructed in 2010.
