Average Noe Valley Home Sales Topped $2 Million During February

With a seller’s market remaining in full swing a handful of pricey homes sold last month in Noe Valley. All but one of them sold in excess of $2 million.

During February eight (8) single-family homes traded hands at an average price of $2,585,000. These homes were on the market for an average of 40 days before going under contract.

A few notes: The home at 55 Homestead St traded for the 1st time in 50 years. The sale of 921 Alavardo St included a 1BR in-law unit and a 2BR detached cottage. 220 Jersey St offered the opportunity to add some upstairs living space. The sale of 913 Alvarado St was a rehab flip deal (it was bought in March 2011 for $1,635,000). 545 Valley St was also a rehab flip (prior sale in February 2013 for $1,350,000). 630 27th St was designed by highly regarded local architect John Maniscalco. The home at 4365 26th St was another full rebuild project that obtained enviro-friendly LEED Platinum status post renovation.
