Noe Valley finished off the year with nine (9) single-family homes trading hands during December. The average sale price came it at a robust $1,892,667. Even with the holidays tight market conditions prevailed. The homes that sold last month were on the market for an average of only 22 days before going under contract.
A few notes: 1235 Sanchez Street and 3839 23rd Street were both sold as fixer uppers. The home at 3839 23rd Street sold with expansion plans to convert it from a 2BR/1BA floor plan to a 4BR/2.5BA floor plan.
Looking back on 2013 a total of 135 homes sold last year in Noe Valley. This compares with 145 sales in 2012 and 113 sales in 2011.
