As we head into the tail-end of the year the average price for a condo in Noe Valley continues to hang around $1 million. Last month 13 condos sold in this neighborhood at an average sale price of $985,923. The condos that traded hands during October were on the market for an average of 30 days before going under contract.
The market has cooled ever so slightly from the red hot conditions that prevailed during the Spring and Summer months. The number of buyers in the market still easily outpaces the number of sellers, however exorbitant prices are causing some to shy away and others to be not as aggressive. Multiple offers are still around just not to the extent seen a few months ago. It will be interesting to see if this is just our traditional Winter slowdown or a healthy stabilization in the market. Will the Twitter IPO create some pressure on pricing? How about all the new residential construction with its high-end pricing? Time will tell. Stay tuned.
