During the month of July six (6) condominiums sold in Noe Valley. The average sale price was down slightly from June, however still easily exceeded the $1M threshold and came it at $1,020,833. The heated sellers market continued as buyers competed for the limited number of condos offered for sale. Five of the six condos that traded hands last month sold at or above their respective list price. The July sales included a mix of two, three, and four bedroom residences. These condos were on the market for an average 34 days before attracting a buyer and going under contract. All were conventional sales, i.e., no bank-owned foreclosures or short sales.
