Eight condominiums sold in the Noe Valley neighborhood of San Francisco during April. With the reduced inventory of homes for sale and intense buyer demand to live in this neighborhood – the average sale price moved up for the 4th consecutive month in row. April’s average was $962,875, up roughly $7,000 – compared to the average in March at $955,182. The condos that traded hands last month were on the market for an average of 61 days before going under contract.
Six of the eight sales were at or above their respective “list” price. All were conventional sales, i.e. no short sales or foreclosures.
Three of the properties that sold during April were in The LUXE building at the corner of 28th and Church Street. Built in 2012, The LUXE totals six upscale condominiums featuring two or three bedroom floor plans. All of the condos in this building have been sold.
