Condo sales in the Mission District during March 2012

During the month of March, four condominiums sold in the Inner Mission neighborhood of San Francisco. These sales included a mix of one, two and three bedroom residences. The average sale price for these condos was $588,555. Details are below.

3310 19th Street

Located on 19th Street at South Van Ness Avenue, this 3BR/2.5BA condominium sold on March 8, 2012 for $850,000, representing $570 per square foot. This two-level, penthouse condominium was on the market for only 13 days before going under contract. The sale was finalized 28 days later and sold for $1,000 over its list price of $849,000. This renovated condo is located in a 5-unit building. Features include stainless steel appliances, a wood burning fireplace, hardwood and tile floors, an in-unit washer & dryer, a private rooftop deck, and a garage parking space.  Homeowner’s association dues for this condo are $295 per month.


722 York Street

Sold on March 9, 2012 for $452,000 representing $811 per square foot, this 1BR/1BA loft-style condo is located on York Street at 19th.  It was on the market for only 9 days before attracting a buyer and going under contract. The sale was finalized 35 days later and sold for $20,000 over its list price of $432,000. This residence is located in the historic Mill Building, which has been converted to condominiums. Highlights include exposed brick walls, exposed wood-beam ceilings, stainless steel appliances, granite countertops, hardwood floors, and garage parking for one car. H.O.A dues for this residence are $368 per month.


2130 Harrison Street #7

This 2BR/1.5BA condominium sold for $602,222, representing $475 per square foot. It’s located on Harrison Street at 18th. This property was listed for sale on July 22, 2011 and went through two price reductions before attracting a buyer and going under contract.  It sold on March 30, 2012. This condo is located on the ground floor in a 28-unit building. Features include a split-level loft layout, floor-to-ceiling windows, a private deck, an in-unit washer & dryer, hardwood floors, and garage parking for one car. Homeowner’s association dues for this condo are $315 per month.


755 Florida Street #2

Located on Florida Street at 20th, this 1BR/1BA condominium sold on March 12, 2012 for $450,000, representing $722 per square foot. This flat was on the market for 35 days before going under contract. This property sold at its list price of $450,000. This renovated condo is located on the ground floor in a 7-unit building. Features include stainless steel appliances, granite countertops, maple cabinets, hardwood floors, an in-unit washer & dryer, and access to a roof top deck. This sale also included the option to lease a garage parking space in the building for $150 per month.  Homeowner’s association dues for this condo are $211 per month.
